What Is Mold Testing?
Mold testing involves collecting air samples, surface swabs, or bulk material samples from your property and sending them to an accredited laboratory for analysis. The lab results identify the specific types of mold present and their concentration levels — information that's critical for health decisions, insurance claims, and remediation planning.
Types of Mold Testing We Offer
Air Sampling (Spore Trap)
Air cassettes are used to collect a measured volume of air from inside your home and from outside (as a control sample). Lab analysis compares indoor and outdoor spore counts to identify elevated mold levels.
Surface Sampling (Tape Lift / Swab)
Physical samples are collected from visible mold growth or suspicious surfaces. Lab analysis identifies the exact mold species — critical for determining if toxic black mold (Stachybotrys) is present.
Bulk Sampling
A piece of material (drywall, insulation, flooring) is collected and analyzed. Used when high concentrations of mold are suspected within building materials.
Post-Remediation Clearance Testing
After mold remediation is complete, clearance testing confirms that spore levels have returned to normal. This provides documentation that the remediation was successful — essential for insurance, real estate transactions, and peace of mind.
What Does Mold Testing Detect?
Our lab-certified testing can identify over 200 species of mold, including:
- Stachybotrys chartarum — "Black mold," associated with serious health effects
- Aspergillus — Common allergen, can cause respiratory infections
- Cladosporium — Very common, can trigger asthma and allergies
- Penicillium — Found on water-damaged materials, allergenic
- Chaetomium — Associated with water damage, produces mycotoxins
- Alternaria — Common outdoor mold that can enter homes
When Is Mold Testing Recommended?
- You have allergy or respiratory symptoms with no other explanation
- You smell mold but can't find visible growth
- Before buying or selling a home
- After flooding or major water damage
- After mold remediation (clearance testing)
- For legal disputes or insurance claims requiring documented evidence
- Landlord/tenant disputes involving mold
Mold Testing Results & What They Mean
You'll receive a detailed lab report showing spore type, count, and comparison to outdoor baseline levels. Our experts will explain the results in plain language and recommend next steps — whether that's remediation, monitoring, or clearance.
